While rising property prices and construction costs are forcing people to seek affordable housing and cheap houses, technological innovations offer a solution. No one drew more global attention to this concept than Elon Musk, who announced he was living in a prefabricated house (Musk, 2021).

This sparked a viral wave of articles proclaiming a “$8,000 Tesla house.” It’s time to separate myth from reality, examine the potential of this technology for property investment, and see how it is disrupting the real estate market, including in Bulgaria.

I. The $8,000 House Myth: The Truth About Price and Size
Viral headlines linking Elon Musk to an extremely cheap house are inaccurate. A fact check shows that the price of the modular dwelling the billionaire rented (or owned) at the SpaceX base in Texas is significantly higher.

1. The Real Boxabl Models and Sizes
The modular house that gained popularity thanks to Musk is the Casita model by the American company Boxabl. This company specializes in the production of foldable, ready-to-assemble homes.

The smallest model is the Baby Box, with an area of about 11.15 m², which is designed according to RV code standards. The main and most popular model is the Studio Casita, with an area of 33 m², which includes one large room (bedroom and living room), a full kitchen, and a bathroom. By connecting modules, Boxabl also offers larger homes of 67 m², which can be configured as one- or two-bedroom houses, with separate living areas. There are also prototypes for much larger prefabricated homes, including two-story models with three bedrooms and an area over 100 m².

  • Assembly: Upon arrival at the site, thanks to the patented system, the module can be unfolded and assembled in less than one hour (Boxabl, n.d.). This drastically reduces the need for a large construction team and expensive machinery.

As investors and property buyers, it is time to accept that industrialized, fast, and energy-efficient construction will play an increasingly important role in the real estate market. This is a trend that will change the rules of the game, and those who adopt it early can gain a significant advantage.
