Based on this information, we identify suitable properties and provide those that match your needs and goals. If you have business partners, we recommend they also participate in the conversation to ensure that all opinions related to the purchase are aligned.
Budget Readiness
During the initial consultation, we help you determine and plan your budget for the purchasing process. Our goal is to ensure that your budget aligns with your property requirements and, if necessary, make adjustments so that you get the best possible value for your purchase.
Property Search
After clarifying the type, location, purpose, budget, and all other important aspects of the property you want to buy, we begin the search process. To ensure a quick and efficient selection, we use not only our extensive database but also our developed network of contacts to offer you only those listings that match your ideal property.
Property Viewings
Once you have narrowed down your list of desired properties, you can arrange your trip to Bulgaria, and we will organize viewings of your selected properties. Upon your arrival in the country, transportation will be provided, and a representative will be available throughout your stay. They will meet you at the airport, accompany you to your accommodation, and take you back to the airport at the end of your stay. During the viewings, we will comment on and discuss the advantages and disadvantages of each property, including local infrastructure, construction quality, and other important factors.
Reservation Deposit
Once you have chosen a specific property to purchase, you will need to pay a reservation deposit (typically between €1,000 and €5,000, depending on the property’s value), which is held in an escrow account and included in the final property price. This deposit ensures that the property will be removed from the market and not offered to other buyers for a specified period. It is important to know that if you change your mind and withdraw from the deal, the paid reservation deposit is non-refundable.
Preliminary Contract
After paying the reservation deposit, our lawyers will thoroughly check the property’s documents regarding its legal standing. A preliminary sales contract must be signed within the time frame specified in the reservation form. This contract outlines all the parameters and conditions of the final deal, including a detailed description of the property, the sale price, payment terms, and other essential conditions. The contract is prepared in English, Russian, or Bulgarian, without the need for notarization. The first payment stage under the preliminary contract is typically due within 3-4 weeks after the reservation deposit is paid.
Completion of the Transaction
The final step is signing the Notarial Deed. This occurs after the full payment of the property’s sale price, according to the terms of the signed preliminary contract. The Notarial Deed is signed before a notary in the area where the property is located.
